DEA Quietly Signed One of 2014′s Biggest Office Leases
January 7, 2015
One of the largest office-leasing deals of 2014 slipped quietly under the radar in the spring when the U.S. Drug Enforcement Administration renewed nearly 600,000 square feet in West Chelsea, The Real Deal has learned.
The New York division office of the federal law enforcement agency signed on with Hirschfeld Properties in May to renew its 570,000 square feet at 99 Tenth Avenue, a 10-story former industrial building occupying a full block between the High Line and the Hudson River.
The DEA, which has been in the building since 1991, will pay an aggregate rent of $341.9 million over the 15-year term according to the Government Services Administration, which manages real estate for federal agencies.
The lease is effective starting June 2016.
Hirschfeld Properties’ president Elie Hirschfeld said it took a fair bit of negotiating to keep the agency in the nearly 100-year-old building, a former cold-storage warehouse that needed windows punched through the blank brick walls when it was converted to office use in the 80s.
“It was a complicated transaction that took a couple years to finalize in order to accomplish all their objectives,” such as upgraded technology and security measures, Hirschfield said, “the details of which I’m not at liberty to speak about because of the high-security nature.”
The DEA deal ranks as the fourth-largest office lease of the year, in between Time Inc.’s roughly 730,000 square-foot lease at Brookfield place and Sony’s deal to take about 550,000 square feet at 11 Madison Avenue, according to a yearly report compiled by CompStak.
The DEA’s New York Organized Crime Drug Enforcement Strike Force also inked a lease at Brookfield Place in March for 56,000 square feet.

NYC developer answers a higher calling - seeing the Pope
February 1, 2016
If Rabbi Arthur Schneier of Park East Synagogue didn’t have a bad back, a Jewish New York developer wouldn’t have had the opportunity to fly to Rome and see the Pope.
That’s exactly the way it happened, according to Elie Hirschfeld, who runs Hirschfeld Properties, a company which develops and manages housing, commercial and retail properties across the Northeast. Rabbi Schneier was unable to travel, so he asked Hirschfeld and his wife, Sarah, who are members of his synagogue, to represent him last month, during Pope Francis’s visit to the Great Synagogue of Rome.
“It was short notice, but we broke all prior engagements to go,” Hirschfeld said.
Park East Synagogue and the Great Synagogue of Rome are sister synagogues. The meeting, which drew about 1,000 people, was intended to foster kinship between the Jewish and Catholic faiths and interfaith dialogue.
On the day of the meeting, Pope Francis entered accompanied only by Rome’s chief rabbi, Riccardo di Segni. Although no words were exchanged, Hirschfeld said the Pope’s presence exuded a sense of calm, warmth, and graciousness. “I was a handshake away from him,” he said.
As a developer from New York, a city which derives its vigor from replacing old buildings with new ones, he was awed by Rome. “The city just breathes history and religion, pagan, Christian and Jewish,” he said.
Since returning home, Hirschfeld said he and his wife are still amazed. “We cannot get over the event,” he said.

Real Estate Developer Elie Hirschfeld Supports Donald Trump
February 21, 2016
Pope Francis may have met with Elie Hirschfeld in Rome last month, but that won’t stop the real estate developer from endorsing the pontiff’s new nemesis, Donald Trump, for president.
Hirschfeld — the developer behind New York landmarks including the Hotel Pennsylvania and the Crowne Plaza Hotel — even famously rented his Hamptons mansion for two summers to Hillary and Bill Clinton, but still insists he’s firmly in The Donald’s camp.
The Hirschfeld Properties chief was granted an audience with the pope last month after being invited by his rabbi, and said his holiness was warm and gracious, but he just isn’t The Donald.
Hirschfeld, who partnered with Trump on apartment complex Riverside South, told Page Six of the Republican frontrunner, “I consider him a giant in business. Donald is actually extraordinary, he is so engaging. When you meeting him you get a Bill Clinton-esque feeling of warmth. He’s charming, and its a little bit disarming because you don’t see initially the genius in the man, but that is what he is, he works nonstop.”
The Clintons stayed at Hirschfeld’s mansion at 211 Lily Pond Lane in 2011 and 2012, until a dispute over a security deposit sent them to rent elsewhere.
Of Hillary, Hirschfeld said, “I admire Secretary Clinton greatly, but these two candidates are different types of people. I think Donald Trump can be an extraordinary leader for America and the world in a way that not many people appreciate yet.”
Papal Encounter Can't Trump Elie Hirschfeld's Belief that the Donald Should be President
February 19, 2016
The Pope may be infallible, but that won’t stop developer Elie Hirschfeld – who met with the pontiff in Rome last month – from endorsing Donald Trump as the next president of the United States of America.
Pope Francis recently drew the Donald’s ire when he said during a trip to Mexico that the GOP candidate’s plan to build a wall on the southern border is “not Christian.” Trump fired back, naturally, saying he envisioned ISIS descending on the Vatican in the near future, adding that the Pope would have “wished and prayed” that he were president if the day comes.
Hirschfeld, who considers both the real estate mogul and his Democratic rival Hillary Clinton personal friends, said Trump’s track record of building makes him perfect for the job of president.
“Simply, there’s no more rough-and tumble-game than making it in New York City real estate and the Donald is best equipped to make it happen,” Hirschfeld wrote announcing the endorsement. “Trump is a giant and I would invest with him anytime, and this country would be well-served by having this man as President of the United States.”
The real estate mogul, whose company was behind such buildings as the Hotel Pennsylvania and the Manhattan Mall, recently visited the Pope at the Vatican.
“I was a handshake away from him,” he said, describing a wordless interaction with the Pope, who he said exuded a sense of calm, warmth and graciousness.
Back in the 1980s, Hirschfeld was Trump’s business partner on his mega development known as Penn Yards on the Upper West Side, now called Riverside Boulevard.
Meanwhile, the Clintons are known to vacation at Hirschfeld’s eight-bedroom mansion in East Hampton. They stayed there in 2011 and 2012, but reportedly changed their plans following a dispute over security.
Hirschfeld said he maintains a personal relationship with both Clinton and Trump, but in the end gives the Donald the nod for the big job.
January 14, 2016
Elie Hirschfeld, the principal and president of privately held New York City ownership and development group Hirschfeld Properties is traveling to Rome to greet Pope Francis on his visit to the Great Synagogue of Rome on January 17, 2016. Pope Francis will become the third-ever Roman Pontiff to visit Rome’s Great Synagogue, following in the footsteps of St. John Paul II in 1986 and Benedict XVI in 2010.
Hirschfeld is representing Rabbi Arthur Schneier and The Park East Synagogue, and will greet the Pope on the momentous occasion. Hirschfeld is coming as a guest of the Chief Rabbi of Rome, Riccardo Shmuel Di Segni, and Rabbi Joseph Arbib, both leaders of the Great Synagogue. According to the Vatican, this visit will include a personal encounter between Pope Francis and representatives of Judaism worldwide, and the members of the Jewish Community in Rome.
Elie Hirschfeld said, “I was honored to be asked to witness this important event, as this Pope has made it a point to befriend the Jewish people. As it might appear that anti-Jewish sentiment has risen worldwide, this visit sends a message of unity and warmth, and I am proud to help herald Pope Francis’ embrace.”
This visit comes following the invitation from the Chief Rabbi and Jewish Community of Rome, and accepted by a Pope who has put a great emphasis on ecumenism.

Pope Francis Visits Rome's Main Synagogue
January 19, 2016
Pope Francis has become the third Pope to visit Rome's main synagogue in a visit considered a sign of Catholic-Jewish friendship. The chief rabbi of Rome, Riccardo Di Segni, has noted that the papal visit is aimed at showing five decades of improving Christian-Jewish relations and interfaith harmony, at a time of Islamic extremist violence around the globe.
The visit comes at a time following concern about a new Vatican treaty signed with the Palestinians, and Francis reportedly advised Palestinian leader Mahmoud Abbas, that he was "a bit an angel of peace."
New York real estate mogul Elie Hirschfeld greeted Pope Francis on his visit to the Great Synagogue of Rome. Hirschfeld noted, “This is a historic moment and moving that this Pope has made it a point to befriend the Jewish people. As anti-Jewish sentiment has risen worldwide, this visit sends a message of unity and warmth, and this was an important gesture.”

Hillary Clinton May Have a Hamptons Problem
June 22, 2015
Hillary Clinton is just like the rest of us, in that she reportedly has no idea where to spend her summer vacation.
Like many moneyed New Yorkers, Clinton has spent the last few years vacationing in the beach towns of the Hamptons. Over the last few years, the former secretary of state has rented houses in East Hampton and Sagaponack, which the New York Times estimated cost her about $200,000 a month. While the Clintons could easily afford to rent another home in the Hamptons this summer, having earned over $25 million since the beginning of 2014, according to their campaign income statements, as she campaigns to be president of the United States, she faces a burning vacation question: Can she be a champion of everyday Americans while vacationing with the 1%?
According to the Times, the East Hampton mansion that the Clintons rented from developer Elie Hirschfeld in 2011 and 2012, was an oceanfront home with “a large heated pool, eight bedrooms and 12,000 square feet of space.” In 2013, the Clintons opted for an $11 million house on 3.5 acres in Sagaponack, N.Y., with six bedrooms, ocean views, and a private path to the beach, perfect for Clinton to write her book Hard Choices, which is not about real estate.
Seemingly aware of how their Hamptons habit could be construed in the campaign spin cycle, last summer, as Clinton eyed the presidency again, the power couple moved to the slightly less posh town of Amagansett, where homes rent for just $100,000 for the month of August, according to the Times.
Now that Clinton has officially declared her candidacy, though, the fact that she’s a regular on a real-estate circuit that is not exactly on a Chipotle-eating budget, she may be concerned that taking a home in the Hamptons will make her look out of touch with the Democratic party’s base. According to the Times, “the Clintons looked into renting another home in the Hamptons, but they have hesitated to sign a lease, said several real estate agents in the Hamptons,” who chose to remain anonymous.
Still, the Clintons may choose to stay in the Hamptons, where many of their fundraisers are being held this summer, although one donor told the Times, Clinton ”should at least opt for the less-flashy Sag Harbor.” Worst-case scenario, according to the Times, the Clintons may be headed to Martha’s Vineyard alongside President Obama and his family.
Hard choices, indeed.
TS Fitness Provides The Latest Jewel in an Eastsite Fitness Treasure Chest
April 29, 2015Elie-Hirschfeld
There is an oasis of health, fitness and wellness in Midtown East and it’s easily found at 328 East 61st Street.
The gleaming edifice owned by Hirschfeld Properties serves up big benefits to anyone looking to up the ante on their physical and psychological well being.
The building already housed a popular Fred Astaire Dance Studio, The Ballet Club, The Sotokan Karate Dojo and Earth Yoga … offering the neighborhood a wide diversity of health-oriented activities not seen anywhere else in New York City.
Now, the newest tenant, TS Fitness has just signed on to add the final jewel to the entire fourth floor of the building, with gleaming new facilities spread out over 3,000 square-feet on the fourth floor of the East Side’s state-of-the-art health multiplex!
“We worked closely with Mr. Hirschfeld and their team who ensured that he would be able to provide the best accommodations for TS to offer up a premier facility for its clients.”

“It wasn’t an easy proposition,” says Karas. “TS wanted stay in the same area and if it was going to be an upper floor space it had to have elevator access, tall ceilings, along with water to accommodate the need for high-end locker and bathing facilities. Savitt and Hirschfeld delivered all of that and more.”
TS will swing open its doors in 8 – 10 weeks and will add a new luxury option to a neighborhood which also offers provides elegant options in shopping across categories and price points, (Bloomingdales, Bed, Bath & Beyond, TJ Maxx); a short stroll to the East River Esplanade in one direction and Central Park in the other; multiple dining destination and the Lexington Avenue Subway line

Joint Efforts Give New Life To Treasured Maplewood Martial Arts Center
April 6, 2015Elie-Hirschfeld
Through the efforts of an industrious broker, a relentlessly cooperative owner and a valued committed member of the community, Maplewood, New Jersey is the happy home to a new state of the art Martial Arts Training and Fitness Center.
Shihan Durand Howard has been an iconic name, synonymous with excellence in the world of karate competition and instruction. A ninth-degree black belt in Ninjutsu and Pekiti Tirsia Kali, Howard has been a fixture in this community since volunteering to provide self-defense lessons to local Maplewood kids in the early ’90s when there was a rash of carjackings in the area.
“Two years later, we opened Blue Life Karate and now we are helping 80 to 90 families in Maplewood and the surrounding areas reach their goals through self-esteem and confidence buiding,” says the instructor, who has become one of the most beloved members of the community.
But months ago, structural problems and a realization that his work would be more effective in a better location, he turned to Keller Williams Realty for a solution.
“Shihan needed to move fast and to an affordable location that would put him in a place where the most people could benefit from the services that he’s been offering to Maplewood for decades,” says Keller Williams agent, Mark Braverman.
And Shihan had a good sense of how and where he could be most effective.
“The Springfield Avenue Partnership has created a vibrant business area with shops, restaurants and more, where our school could provide the best service for the most people,” says Howard.
That’s when he approached Braverman who’s boss, Robert Northfield, had the perfect location in mind for the lofty cause.
“I was locking up the front door on the former bank property at 1882 Springfield Avenue and I sensed that someone was standing behind me,” says Braverman. “It’s a 3,500 square-foot location that he had his eye on. We had a match before we started talking.”
For his part, Shihan was thrilled with the help they provided him … and ultimately the Maplewood community.
“Mark and Robert were amazing,” says Shihan. “They gave us a space that was perfect for our needs in an area where the most people would benefit from it.”
In fact, Maplewood Mayor Victor DeLuca made a point of thanking Keller Williams for their efforts in finding the space that saved the school.
“The mayor expressed his appreciation to Robert for helping someone who isa significant part of the fabric of the community, and the town itself for revitalizing a key spot.”
And Braverman thanked the owner of the property, noted New York Developer Elie Hirschfeld, for his help for bending over backwards to tailor it to specifically to the needs of the school.
“Frankly, I was blown away by Mr. Hirschfeld’s flexibility and eagerness to satisfy Shihan’s needs,” says Braverman. “He always took my calls, always responded quickly, and always provided reasonable solutions when we hit a wall.”
“I wish all of my transactions were like this!”

Renamin Offers An Unparalleled Pre-School Experience
March 5, 2015Elie-Hirschfeld
Midtown’s groundbreaking Renamin Manhattan pre-school offers a unique Jewish education experience for children 18 months to six-years-old in a supportive, non-threatening environment.
Launched in Israel and now operating in both Manhattan and in Riverdale, the school offers a 45-year track record in quality commitment to academics for early learners.
The interdisciplinary program utilizes arts and crafts, music, language development — listening, speaking, reading, and writing – among other advanced teaching and nurturing techniques with proven benefits.
Classes are organized according to age and designed to encourage them to participate in creative activities, and activities that promote language and speech.
The primary focus with the youngest children is to enable them to deal with separation and foster their socialization and initiation into nursery school.
As they become more mature, they are aided in developing social skills and in acquiring language and speech skills in conjunction with early literacy.
Children in the oldest classes are enabled to easily transition into and thrive in the kindergarten of their choice. The curriculum also provides students with the necessary skills to do well on the Education Records Bureau test for entry into private schools.
The beautiful four-classroom facility offers a refrigerator, a microwave, and each classroom has its own access to the outdoor yard. This allows children to move freely in class and outside under constant teacher supervision. The teacher is with the class for the full day; at no time are the children left alone without teacher or other adult supervision.
“Renamin offers a superior developmental experience and Jewish education for children that few schools in the city can compete with,” says renowned New York developer Elie Hirschfeld whose property provides the unique location for the school. He has also been a long supporter.
“Preschools are essential for maturity and growth in children and this institution has proven track record of delivering on that promise,” Hirschfeld continued. “The fact that it has been cited by Mayor Bill de Blasio as a target for inclusion in his innovative Pre-K program is a clear sign of the quality its programs offer any child.”
